What Counts as Low-Slope

A low-slope roof is one with too little pitch to shed water by gravity alone. That single fact drives every other decision. A steep roof can use shingles or panels because water leaves quickly and laps only need to overlap. A low-slope roof cannot, so it needs a continuous waterproof membrane that would hold water even if the water never moved.

No commercial roof is genuinely flat. Even a roof that reads as flat from the ground is built with slope toward its drains. When that slope is lost — through deck deflection, compressed insulation, or a drain that no longer works — the roof starts behaving like a shallow basin, and the system ages from the water up.

Systems We Install on Flat Roofs

Three options, and one of them is often the wrong answer depending on the pitch you actually have.

TPO & Single-Ply

Heat-welded thermoplastic membrane. Reflective surface, strong seams, and the most common choice on large open commercial roofs in DFW.

Modified Bitumen

Multi-ply asphalt-based system. Heavier and more tolerant of foot traffic, which suits smaller roofs crowded with equipment and frequent service access.

Metal, Where It Belongs

Standing seam and R-panel need slope to shed water. On a genuinely flat roof they are the wrong system. On a low-slope roof at or above the manufacturer's minimum pitch, standing seam is viable.

Drainage First

Water has to leave the roof. Drain locations, scupper capacity, and strainer condition are assessed before any membrane is specified, because the best membrane in the world still ages faster under standing water.

Tapered Insulation

Where a deck is dead flat or has settled, tapered insulation builds slope into the assembly and moves water toward the drains. It also adds thermal value at the same time.

Details, Not Field

Flat roofs almost never fail in the open field of the membrane. They fail at penetrations, curbs, pitch pans, terminations, and seams — the places where the system stops being a flat sheet.

Repair or Replace

If the failures are isolated to details and the insulation below is dry, repair is the right answer. If moisture has spread through the insulation, patching the surface only seals the water in.

The question is not how old the roof is. It is whether the insulation under the membrane is dry. Isolated detail failures over a dry assembly are a repair, and they should be quoted as one. Widespread saturation is a replacement, because a patch over wet insulation seals the problem in and buys a season at most.

A commercial roof inspection answers that question with photographs, and the written report says plainly when a roof still has service life left. Once the roof is sound, the maintenance program is what keeps it that way. All of our commercial roofing services run on the same process.

What is considered a low-slope roof?

In practice, a roof with too little pitch to shed water reliably by gravity alone, which is why it needs a membrane system rather than shingles or panels. No commercial roof is truly flat; even a flat-looking roof is built with some slope toward drains.

How long does a flat commercial roof last?

It depends on the system, the membrane thickness, the quality of the detail work, and whether the roof drains. Two identical membranes on two buildings can differ by many years based on ponding and foot traffic alone. Documented maintenance is the single biggest controllable factor.

Why is water pooling on my flat roof?

Usually blocked or undersized drains, a deck that has deflected between structural supports, or insulation that has compressed or gone soft from earlier moisture. Water still standing 48 hours after rain is treated as a defect, not a normal condition.

Can a flat roof be repaired instead of replaced?

Often, yes. If the failures are at identifiable details and the insulation underneath is dry, repair is the correct and cheaper answer. Where insulation is saturated across a wide area, a surface repair traps the moisture and the roof keeps deteriorating below the patch.

Which flat roof system is best for a Texas building?

It depends on the building. TPO's reflective surface reduces cooling load and suits large open roofs. Modified bitumen tolerates heavy foot traffic and suits equipment-dense roofs. Slope, use, traffic, and drainage decide it, which is why the specification follows the inspection rather than the other way around.
