Commercial Roofing Across the DFW Metroplex

TPO, modified bitumen, metal, and tile — scheduled around your tenants, not around us.

Commercial Systems We Install

Different buildings need different systems. We install and service all of the following across the Metroplex.

TPO & Single-Ply

Heat-welded thermoplastic membrane for flat and low-slope commercial roofs. The reflective surface cuts cooling load through DFW summers.

Modified Bitumen

Multi-ply asphalt-based systems for flat and low-slope roofs where durability and foot-traffic tolerance matter more than anything else.

Standing Seam Metal

Concealed-fastener metal roofing built for long service life on commercial and industrial buildings.

R-Panel Metal

Exposed-fastener metal panel systems for warehouses, light industrial, and agricultural structures.

Stone-Coated Steel

Metal performance in a profile that reads as tile or shake, for properties with architectural requirements.

Tile Systems

Clay and concrete tile for commercial properties where the roof is part of the building's design.

Our Process

How a Commercial Project Runs

01

Assessment & Documentation

An S&B inspector evaluates the roof and delivers a photo-documented condition report. If the roof has service life left, the report says so.

02

Written Scope

You get an itemized scope before any work starts. Where insurance is involved we write it in Xactimate — S&B owns the software and has two in-house specialists.

03

Scheduled Around Operations

Commercial work runs on your building's calendar, not ours. Occupied properties get sequencing that keeps tenants working.

04

Preventative Maintenance

Once the work is done, we can put the property on a preventative maintenance program so small failures get caught at inspection instead of after a leak.

A no-cost roof walk, with a written report you can send straight to ownership.

Commercial Roofing — Frequently Asked Questions

What commercial roof systems does S&B install?

TPO and single-ply membrane, modified bitumen, metal in standing seam, R-panel, and stone-coated steel profiles, and clay and concrete tile. Which system fits depends on the roof's slope, the building's use, and how much foot traffic the surface takes.

Can you work on an occupied commercial building?

Yes. Commercial work runs on a different process than residential — scheduling is built around tenant operations and occupied hours, and staging and sequencing are planned so the building keeps functioning while the roof is replaced.

Do you offer volume pricing across multiple properties?

Yes. S&B offers volume pricing for builders, developers, large-scale property management teams, and real estate agents. Pricing is structured around the portfolio rather than quoted property by property.

Do you handle commercial insurance claims?

Yes. We document the damage, meet the adjuster on site, and write the scope of work in Xactimate. S&B owns the software and has two in-house Xactimate specialists, so the scope submitted to your carrier reflects the full repair rather than a partial patch.

Do you offer a preventative maintenance program?

Yes. Scheduled inspections catch flashing failures, ponding, seam separation, and drain blockages while they are still maintenance items. On a commercial roof the gap between a caught problem and a missed one is usually the difference between a repair and a replacement.

Is S&B licensed?

Texas does not issue a statewide roofing license, so the meaningful credential is voluntary. S&B holds RCAT license #03-0515 through the Roofing Contractors Association of Texas, verifiable at rcat.net, and carries an A+ BBB accreditation held since 2013.
