We check the roof surface for missing, cracked, lifted, worn, or impact-damaged material and document the condition we can see.
Flashing
We inspect flashing at walls, chimneys, roof transitions, and other vulnerable edges where water can enter.
Penetrations & Seals
Pipe boots, skylights, mounts, and roof penetrations are checked for failed seals, gaps, and visible deterioration.
Valleys
We examine valleys for wear, debris, damaged material, and other conditions that can interrupt water flow.
Ridge & Vents
Ridge caps and roof vents are checked for damage, secure attachment, and visible signs of water entry.
Gutters & Drainage
We look for damage, blockage, and drainage conditions that can hold water against the roof or exterior.
Visible Decking
Where the roof deck can be seen, we note visible staining, deterioration, movement, or other concerns.
Accessible Attic Areas
When attic access is available, we look for visible moisture staining and other signs that water may be entering the home.
What you get afterward
You receive a written report with photographs, explained in plain English. It is yours to keep and can be forwarded to your insurance carrier if needed.
The report separates what we observed from what, if anything, should happen next. A free inspection does not obligate you to hire S&B for repairs or replacement.

How much does a roof inspection cost?
The roof inspection is free and there is no obligation to hire S&B. If the inspection identifies repair work, repairs have a $750 minimum.
How long does an inspection take?
The time needed depends on the roof and what the inspector finds. We work around your schedule and walk you through the findings afterward without rushing the inspection to meet a fixed duration.
Do I need to be home for the inspection?
We work around the homeowner's schedule and confirm access needs when the inspection is arranged. Whether you are present or not, we will walk you through the findings afterward and provide the written, photo-documented report.
Will you tell me I need a new roof when I don't?
The report documents what we find in plain English, including when repair rather than replacement is appropriate. There is no obligation to hire us for work, and every roof we install carries a five-year written workmanship warranty.
Can the report be used for an insurance claim?
You can keep the written, photo-documented report or forward it to your insurance carrier. When insurance is involved, our two in-house specialists write the scope in Xactimate, the same estimating software adjusters use.
